I've heard the same claim with "walking distance" because it may offend people in wheelchairs.Honestly, our entire society needs to grow up.

It's up to you what kind of a landlord you plan on being over your real estate investing career but you do have an unwritten covenant with the society at large to serve, and protect, In other words to be responsible.

I'd encourage you to explore simply selling the house and letting your parents take the tax free exemption. 

I'd encourage you to shift more towards more tangible 'bottom line' type of goals, or value/meaning type of stuff.  

Note: there are independent companies that encourage you to set up bi-weekly payment schedules with them on your thirty year mortgage.
