I called, emailed, requested more info and received zero information.

Echoing a lot of what was already said, make sure you document everything including a request for refund from host. 

After the investor made 12 months payments I sent a request for payoff.  

You also won't have to worry about having funds set aside on top of the downpayment + closing costs to request rehab draws. 2.

You are renting and you get 40 or 50 requests for “buyers” to walk through your home every day for the next week while the house is auctioned off.

I got all the necessary paperwork and filled it out accordingly, drew up the blue prints as requested with dimensions and showed any and all improvements made.
