I walked a couple of investors a few weeks ago when I started to try to penetrate the residential market, there are three issues that I encountered, 1) most of them don't know what they want, not even a floor plan with scope of work, which renders the bids from us contractors like comparing an orange, an apple and a rotten grape. 2) They want the best contractor with the cheapest price, the best quality and to be done yesterday.

Part of what we do is around the time the frames go up we put up a sign outside of the rendering and a number to call.

I discoved an amazing thing......I started to make more money, work less and had time to go to real estate seminars, buy tapes and books and build a savings, Oh...... a supportive wife was a big help........married now this Wednesday will be 47 years.I'll be 75 years old January 16, and as I look back over the many years of Trial and Terror, I don't think I'd want to start over learning to be an investor.What I didn't have and new investors have today makes this business easier; a computer, cell phone, Internet, Bigger Pockets and lots of folks to render help and encouragement.

Of course a deal of this nature may render the transaction not worth doing for the syndicator depending on the time, effort and risk required.I have read many articles, websites, "white papers", etc. where the author suggests that the syndicator can earn upfront fees, ongoing fees, "free" ownership stakes, etc, for putting the deal together.

As you may guess, property is up for sale now, Borrower continues to pay DOT interest until sold and gets a credit for interest against my 50% of the profit split (which I agreed to), but he says he is adding in his $50K of additional expenses and he needs to get paid back before the split is calculated, rendering the "split" about ZERO now, because property is only worth 80% of what he said it would be.

Those make sense to have borrowers pay because the services were rendered to serve the borrower's interest and need in getting the loan.
