I just got a quote for $280 per month during the remodeling phase vs $80 a month after completion.

Someone in the neighborhood, a contractor/remodeler wants to rent to own the whole three floors.  

I also don't cut corners when remodeling either for myself or clients, and I document things very well.

I'm hoping that some "big pocketed" Angelenos on this forum might know the answer ;)As an aside, while I'm of course grandfathered in the sense of not having to tear down my house, I'm relatively sure that you can not add any square footage or do major remodeling without adding a second spot, i.e. complying with current parking regulations.

I’ve been wondering about comps to use for the needing repair property and the remodeled one.I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one.How do we go about this?

We used the money from the sale of the land to remodel our current home and to build a detached garage that matched the house. 

The other thing to consider is how long she's been a tenant and how much deferred maintenance and remodeling you'll have to do to rent it at that higher market rate once she moves out. 

I simply find and finance the properties and assist in sourcing the remodel to sub contractors.My 2017 tax returns were just filed and I was filed as a dealer, but another accountant states I should’ve been filed as an investor.
