I'm not a baltimore investor but learned enough to know that the cashflow proforma can be exciting on paper, but be a totally different beast in reality if you can't collect rent or have to do it in a very hands on manner.

Reality, it will be a hard sell to have tenants in a C- area paying the existing rent with gas bills on top of that, they aren't that stupid, you'll need to reduce rents to reflect utilities to the competition of comparable rentals.

In reality, your costs have nothing to do with it--rent prices will be set by the market. 

In reality, she did a lot of damage and not only could I have taken her entire deposit, I could have invoiced her for more.It's been months, but I'm wondering if I can take her to small claims court and sue for the damages I didn't charge her for.

The one-two guy crews they recommend will get you into the right price points to start... eventually, when you get more consistent business for flooring vendors, retails stores (whom are more reliable) will want the business and get nearer to reality in pricing.--- Sidenote: we transitioned from hiring of LVP/vinyl/ceramic/hardwood to handling in-house which has shaved our costs substantially from the above budget averages.  

The family stuff sounds nice but its not reality.. the kids grow up they usually don't want to spend time with the parents LOL.. and usually have their own interests and pursuits..
