You may just get one offer even on a really nice house with good pricing on the property.

Do you know an approximation of how much the cost segregation with speed up the depreciation, ie 30% of depreciable base(price minus land)?

That will allow good analysis of sale price appreciation and rental history. 

Hi Isaac, both of these cities have a great price-to-rent ratio.

Keep dropping it in increments until it's rented.It's always price.

They have a HUGE incentive to do as much work to the property at the highest price.

It's OK to be more tenacious with negotiating down, and make the most out of a slowing market to buy at lower prices.
