I would like to know how close one should be from the main ''job hubs'' when looking at purchasing a MFR.For example, here are the 3 main areas where people work/study in this town:- The hospital- The agriculture trade school/R&D center (not sure how you guys call that in the US)- University campus (veterinarian studies campus only)Is a 10 minute drive reasonable?

It could be an airline planning to make a new hub or route structure around a city you're evaluating.

South Avenue is a big corporate hub and they keep building more buildings to take jobs away from Manhattan and keep people right here on SI. 

When you account for current housing such as Sol y Luna, the HUB, the District on 5th, the Cadence, INDI, Campus Crossings, and a plethora of others you are looking at a large and growing supply.

Its generally the hub of my small operation, i definitely recommend it for someone like you with only 4 doors.

And, don't forget the new people they hire will start with a much lower total compensation package and when the time comes, they will let go those people that started with a fat Bay Area salary.I don't disagree with you that a lot people will move out of Bay Area, but at end of day, people like SF Bay Area/New York, they will always be the hubs of the world at least in next 50 years.
