Yes, you need an MO in Cali, there might be an attorney willing to do it, but they really aren'y finance types, but then here, an attorney is qualified to do anything, I think they can do brain surgery if they want to.

and an open HELOC is just like an ATM in a way - just have to ask for money, and if there's any there you get it (and some HELOCs actually come with a plastic card that you can use just like other plastic cards!).

I have 0 interest in flipping or gut rehabs, but am okay with places that need some plastic surgery / cosmetic work.My current plan is as follows:-Buy as many SFR or 2-4plexes as my cashflows and debtload can handle, while meeting the 2% rule.

Just read an article in my local "Landlord Times" paper about construction projects (and rehabs) built between 2000 and 2010 about the use of yellow brass fittings as connectors to plastic piping (PEX pipe).According to Jerry Stein, a senior partner in a Seattle law firm, when water comes into contact with this fitting a process is started called "dezincification".

I have the landscaper put in that thick plastic cover to minimize any future weeds. 4) Install new plumbing fittings / valves, i especially like the quarter or half turn valves since it's easy for the tenants to do.5) Install Door Stops, I've had many dings.

We now have the plastic (for lack of the correct term) water piping coming into the house.My husband and our electrician friend went yesterday and grounded the house for each meter using grounding rods.
