As a PM in Cleveland, that's something we might do on a case by case basis but with very clear rules/expectations and we always make it clear that if owner/handyman/whoever isn't responsive in what WE deem a reasonable amount of time, or if the situation is urgent, we will revert to our standard procedures.The handyman thing works especially well when we manage a property that was homeowner occupied, let's say they had one guy do the HVAC/plumbing for 10+ years and knows the house/system very well... so we will direct only those calls to that person, as an example.

Investors seller financing as a business or selling more properties or having larger note portfolios fall under the compliance requirements.Check with your attorney and tax person as well as state law. 

Hey @Delicia M. - as others have mentioned, you could hypothetically try to go after the full $50k if it was meant as earnest money deposit but even then the legal chase might not be worth it. 

You eventually get a sixth sense based on the booking details after a while the ones where you should 'investigate' the person a bit, which I usually do with a simple Facebook or Google search.
