Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

There are way better people to talk to that are based out of here and know the market like the back of their hand. 

We might have an offer as an AITD but also want to know if we should even consider an offer like this.

You'll get lots of these, some with very enticing financial offers.

A few others have called out Hemlane, who appear also quite responsive here on BP and also offer a degree of repair/work order management baked right into their middle/upper tier offerings (versus having to bolt-on as with RentRedi + Latchel).

I'm just going to offer my opinion on Arbitrage in general.

Across the remaining portfolio, I have a really good amount of equity which I can tap into based on opportunities but need to finish cleaning up my personal debt prior to going that route to get best rates etc.

Why would they offer you 5% for 20 years?

I am currently based in Canada and am looking to embark on my real estate investment journey in the United States, specifically focusing on multifamily properties.
