Some are local people to the listing and assist in boots in the ground activities, others just do guest communications etc.A PM is not necessarily a building manager, but does typically manage the whole process property. 

As a buyer’s agent, you’ll need to communicate your worth and expertise to the clients more than ever. 

I would put in writing a request for all communication from the property manager including the caseworker name for the tenant and name and phone number of your tenant (if you don't have) and start contacting them directly to find out what's going on if your PM company isn't being responsive.Good luck.

So I'm under renovations for my first property and I used a conventional purchase and renovation loan, not knowing how tedious the draw process would be for me and my GC, but saw it as the most convenient way to fund the renovations.Doing our best to communicate with each other to ensure a smooth draw (fill out work completed form, get inspector out, review from both HUD Consultant and lender, send for signatures, 3-5 days of processing).

This lessens the need for communication just to let them know when the next open house is.

@Javier Pompa  Just be clear that you don't want to be responsible for them losing an important communication and that they need to address the mail. 

During the extension period, I tried to communicate with Anderson's tax preparer. 

It is much more important to get to know what a PM's experience is, how many years they have been managing properties, are they also an investor, what types of owners they work with, how many total units they manage, what their largest property is, what class of properties do they manage, how do they handle tenant communication, maintenance requests, expenses, do manage commercial or residential, and what type of software they use.Just some advise from a seasoned investor and property manager, The First Question That You Shouldn't Ask is, How much do you charge?

@Matthew Slaughter, I would probably start with communication and talk directly with the upstairs tenant.

Balancing these responsibilities with the demands of this project, including finding suitable contractors, organizing communications, and ensuring timely responses, has proven to be quite demanding.In light of these circumstances, I am seeking insights on potential additions to my real estate team that could streamline this process and enhance its efficiency.
