Call the gas and electric companies and ask for a year's bills.

Gas boiler is about 15 years old and has city sewer.

For instance, have you accounted for maintenance, CapEx reserves, taxes, insurance, water, trash, electric, gas and landscaping?

I used to have a large gas tankless in a home and loved it, but I've never used electric.

Curious to hear from other landlords on whom pays the utilities (gas/electric/water etc) in your properties.

My third spreadsheet has the same X axis as my first spreadsheet and the Y axis is the amount needed to offset the mortgage based on whether I charge $800/$900/$1000 a room for rent, all the numbers are pulled from the county obviously:Electricity, gas, repairs and maintenance (10%), capex ($200), vacancy rate (10%), sewer rates, water rates, solid waste fee, lawn care, property management (10%).Am I missing anything?!? 

Those who have been in the game, played their cards right, & weathered the storm are going to put their collective feet on the gas and do everything they can to get filthy.

Do you think it’s worth a BRRRR (but then prob have to spend the additional $ on converting to gas) or just a fix and flip?

Don't worry about these costs per se, it's the entire Op Ex model of STR's that is the silent killer, you have to pay for EVERYTHING including these platforms but also furniture, electricity, gas, pool, landscaping, etc.
