The option to purchase does not create an equitable interest but merely a contractual right.However, if you structure a lease/option in a way that grants you all the burdens and benefits of ownership along with terms/payments that more traditionally represent a sale, the IRS may indeed see it as a sale in which case you will have equitable interest (along with other tax ramifications).

If your prospective partner can't manage to be patient with people, and treat all people with respect regardless of his or her perceived notion of their station in life (and often it is merely perception- it's not where you are, it's where you're going- and that includes the maid) then some people would give you the well-educated, polite interpretation that they must have a poor self-image themselves.

After that, it's merely wearing out shoe leather in any one of those markets to cherry pick the good ones.I'd have to imagine Tulsa and Ok City are decent markets if you know your neighborhoods and don't get something that needs too much rehab.

They put the FSBO sign back in the yard with my number and I've had a few interested calls, one from somone who looked at it with the agent.Since I'm going for $88,000 I'm no longer interested in getting a mere $2K downstroke so I'm considering some ways to goose that a bit when people often don't have big bucks to put down.
