I charge a good bit for my properties, that screens them.Do hotels run background checks on guests?

Seems like it's in a lower end area so if it is filled you will have tenant issues and turnover cost.

I would like to have lower monthly payments should I make a big lump sum payment towards my principals and ask my mortgage company to adjust it or refinance it or which one is the best ? 

That seems like a lower demand area than any place I would ever invest.   

There simply isn't enough margin in this business to layer on a national company, without charging you an arm and a leg and/or doing a substandard job.

I will continue to do my research and try to find a CPA that handles Texas and has a lower minimum I think.
