That's if you wanted to buy land and build them within that timeframe you are permitted to as long as you can close within 180 days. these are 3 story walk up triplexes urban infill with tax abatements. we have 8 approved so far. you could also look at land plays to grow. i don't know how much you are receiving from proceeds but I could do a few financial models to show you.

Part of the reason why the rehab was cost effective was because I have a long relationship with contractors, have experience, and I also give this contractor a lot of business.

If that's the case, you'll want to start with a fix and flip (or hold) type of loan, complete your renovations, get it rented out and THEN refinance into a DSCR loan for a long term hold.

The more you can make your screening objective than subjective the easier and more successful everything will be. long story short, I called her previous landlord to check her rental history and I was told that this applicant steal a package that wasn't hers and she denied it  even they had proof of her stealing it on the security camera other than that she paid on time every month
