I think the most important thing would be to have a strong contract in place and to have done thorough due diligence on the front end prior to signing up a contractor.

With all of that said without know more specifics about what price points you're considering and location I'm going to Generalize1.

We do, however, have to register in the State where the property is located.

Several banks offer soft inquiry options, I'd try those out prior to risking the HP.

Jetting and cutting usually works best on conjunction with removing the tree/trees causing the problem, which is not always possible depending on location.
