Jeff my wife and I were talking about this on our drive out to sandy to take a lock box of one of her listings that just sold.she thinks its going to be a problemshe thinks those are just the people who will sue.. or file complaints against landlordsI said well its going to clog up the court system then or how ever or whoever looks into complaints and who has aurthority to administer justice ???

However in a Texas landlord -tenant dispute involving less than $10000 in damages it makes no sense to pursue with any other avenue than through the Justice of the Peace(Small Claims) Court for the following reasons :-Costs- No lawyers allowed and the cost including the Abstract in less than $200.

In my experience in Eviction Hearings In Austin Texas, the Justice of the Peace (Judge) will NOT allow you to collect Late Fees as part of any Judgement Claim.
