He was telling me the subject was not worth it (not good for me) I told him I had 13 offers at or above asking price within 3 days on market. 

All good reading and listening, education is best and if you want to learn you have to ingest as much information as possible.I read many books that helped me, but my go-to is listeining to at least 2hrs of podcast with real examples per day.One very important things that "want-to-be" fails is to understand that real estate has many different specialities, so you have to focus your time in your real project.

Obviously, if I'm trying to comp a property and Propstream gives me stuff with sold prices and ARV's from 10 years ago, that doesn't give good comps.

While having high standards is important, it's worth considering that many Section 8 tenants might not meet requirements like a 640 credit score or $90,000 in household income.

The high end is the 20 or so co ops on 5th Avenue or Park Ave (one is on East End Avenue) that require liquid assets of $100 million + to gain board approval.
