I think i surprise people becasue they tried mailings they did not work and then you catch them off guard and they have a hard time spitting out their speil

(We are installing a 50sq standing seam roof in the next two weeks) A newer option would be asphalt coated metal shingles, which are more expensive.I would recommend what ever your choice, that your make sure your contractor removes your old shingles, replaces your damaged decking, instals proper ice guard, and synthetic paper.    

I have got to the point where am actually a little OCD about this, but that's just because I do not want to stress due to being caught off guard when **** hits the fan, which I know it will particularly considering the age of the property. 

and I find myself on my third deployment with the Army national guard, yes we do get deployed!

In the end it is your investment so your responsibility to guard it. 

I don't know whether its true of other areas but I'd be somewhat more guarded about considering why a property needs to be advertised out of state; what do the local buyers know about it such that it won't sell to one of them?  

I guess being a newbie has my guard up when it comes to contractors, but after reading all of these great responses there really is no reason to be so guarded.
