Hi everyone, I'm wondering if anyone knows of a landscaping (or other) contractor in the Richmond area that could re-grade a back yard? Looking for suggestions. I have family there who recently showed me water pouring...

The tree has caused extensive damage; beams are coming down through the ceiling, the AC is leaking, duct work is coming through the ceiling, roof is damaged, etc. 

Would like to know your opinion on this type of gas valve. 

The roof is leaking in additIon room.

The HVAC condensor unit located in the attic of one of my rental properties had a freon leak which caused the unit to ice over and flood the drop ceiling in one of the bedrooms.

Given the zip code and the price, this is not a purchase to be done sight unseen.You would also need to find out of each of the units has separate electrical & gas meters. 

I think this building has deferred maintenance (roof leaks into the foyer when it rains, parking lot has not been striped in a while, I assume more will be found).

Luckily I will be doing this on a full time basis and the many years of project management experience in Oil and gas Services contracting should be of some help.

As an example, if a couple brokers say that it should be a gas station, ask them to speak to a few gas station developers who may be interested and work out a partnership with them or pay them as consulting fee for helping you set it up.

Although there are three gas meters for each unit there are only two electrical meters.
