They simply freeze rents and don't raise them until demand allows them to do so without losing good tenants.

You could, if you wanted to, sell it to someone at a rate they could make money at the current rent and obligate them to freeze it minus growth in expenses etc.

In downturns banks freeze them and don’t open new ones even with low LTVs. 

An insanely disproportionate share of my tenants are always having their identities stolen and then the bank "freezes" their accounts resulting in a bounced ACH payment.  

We don’t get ice cracking our driveways, snow removal or hail damage, or freezing pipes, or tornados, or 3 month evictions, or tenant relocation costs.

In my state the tenant is responsible for protecting the property, notifying the PM of extended absences, and keeping the heat on when it is freezing.  

It’s a very porous material, so if water penetrates in there and freezes, it’ll damage the surface of the bricks.
