Although I have an idea of how to maximize monthly revenue, which involves furnishing and taking care of all utilities.I've been talking to a property manager although I'm more interested in their a-la-carte screening and lease signing service for a relatively small fraction of the first month's rent.Here's my strategy:Acquire appropriate business license from DC.

I have hired great workers who lack the ability to self manage but they cost a fraction of the price of a "good contractor".  

I know a couple of people have tried trucking water in to stay for brief periods, but I'm not sure that's legal, it wouldn't really be practical for 6 months, and it wouldn't be practical for any length of time in a rental.Also, winter leases on beach rentals here fetch a fraction of rent on a monthly basis that they do on a weekly basis in the summer.  

It's in a prime location &  with a big front and back yard so the structure is already a tiny fraction of the total value.

You can find freelance tech people from all over the world to do anything from build websites, program apps, edit pictures, etc...The best part is many will work for a fraction of minimum wage.

If a law did exist it would be felt throughout the industry with MHP being a very small fraction affected by such a law.  

The land is now worth a fraction of what we paid for it.  

Fractionalized investing is more risky than simply doing a deal yourself. :)
