I was never inspired by those motivational posters popularized in the late 90s either, and instead had many a belly laugh at the demotivational posters that they inspired.Am I just too boring and jaded to have success?

It’s a two-flat with a 3BR, 1.5BA in our unit on the first floor, and a 3BR, 1BA on the 2nd floor which we rent out for $2300 per month.  

I expect some issues with flat roofs in the Chicago area, and can tell pretty quickly how much trouble they will be.

Population growth is flat, as well as income. 

When the other lease is up you should be able to raise rent even in a market with flat rents because you have addressed the deferred maintenance.  

The association consists of 3 12 flats, so 36 total units. 22 of them are rented.
