Hello all,I am looking into a property in Florida with my father that seems to be a very good deal, due to, it is not listed on the MLS, it is a elderly man who became close friends with my father and he mentioned that he wants to sell his house within a few months and my father let him know that him and I would be interested in buying it if its at the right price.

A "wholesaler" is most likely a person that just got on BP yesterday, knows nothing about comps, and found and elderly person that allowed them to put the house "under contract"a real estate agent can tell you the true value, and you can make decisions on real numbers.

He was this elderly man and he was surprised at how the market has gotten, that people like were trying to invest.

My elderly parents are in the home currently, when they pass we will rent the home out from around $650 per month.

@Kenneth KussmanThe South LA areas have an aging population and there are alot of elderly individuals selling their properties and leaving the area, probate sales, and family members are inheriting homes and selling them as well.  

Were looking to refi for funds to move closer to elderly parents and rent both houses and don't wanna do upgrades if wont matter since we live in a 1997 double wide mobile home with 1/2 acre and another 1974 mobile in rough shape but habitable (grandkids live in) and its the only mobiles on the street and in the area.

My neighbor is an elderly lady who lives alone.

So he will prey on elderly landlords again. 

So I quit my job and began this vast undertaking on my own, with the help of my elderly dad who is a wealth of construction knowledge.

They can be good for elderly/disabled people who don't have to lift heavy wet clothes to transfer them from one unit to another.
