Carpets have a limited life, and security deposit law in MA is tricky at best, so we don't usually charge for carpet items unless they were brand new when they moved in and completely destroyed when they move out.

If the place was clean and fixed up you could have easily sold it for $180,000, but the person had destroyed it so bad there's no way that you could get an FHA USDA or a rehab loan on it.

And maybe they will be able to close a property without a middleman, real estate agent or closing attorney, but I've learned over the years that most people cannot sell their own homes as they will destroy a sale over the simplest things, and half my job is saving them from themselves and getting the deal done.
