@Chris GibbinsI am in a group where many have invested in atm funds and they are not going well at all.

I got 3 sellers leads out of 1 post and all are very different in their desires, but that is one of the themes I'm seeing. 1 seller even based his value off the Zestimate, and little does he know in the area, the zestimate is/resembles that of the ARV and NOT the current value. 

I have a background working with banks, hedge funds and large infrastructure developers, and have been told my sales and negotiation skills could be leveraged in real estate, particularly in wholesaling.

On the private side, we fund in a couple of weeks.

It is true that as much as it is tempting and desirable to focus on a hundred things at the same time, actually staying focused on a specific thing and trying to master it is a difficult skill.

We did a deep dive into their business - they have multiple lawsuits for taking funds and backing out of deals and never responding.

I'm interested in their note/equity funds.

I'm trying to decide the smart investment decision - continue renting it out at a lower rental rate OR selling it and trying to find a potentially better performing asset to re-invest those funds in.  

Recently, we created the first (as far as we are aware) residential assisted living focused fund and have successfully raised for multiple homes, giving our investors and us exposure to the cash flow, and equity upside that comes from owning the real estate and the business.
