If you are doing just buy & hold of rent ready properties without doing any value-add (rehabs), then consider the old adage that you "marry the property but date the rate" meaning you can refinance.

Hi Pat:I greatly appreciate your comments comparing the two locations and agree with everything you said about management as well as location.I am still getting my feet wet with the BP site and and the information overload, but will keep you in mind for properties in AZ.

You should be able to file that partnership tax return as final and pick up any of the income and expenses through the final date of that return. 

This means the homeowner must reside on site during the guests’ entire stay.
