I generally buy it on a cash deal, but with a lenders policy in place, they'd cure any defects, which almost never, never costs any where near the value to cure.

To be candid, I did not re-read the old thread.However, the cautionary tales of the reasons why re-marketing a sub-2 deal to an end user is fraught with problems for original borrower and end user (whether deeded owner, AITD wrapped or lease option) are never ending.Unless you have the resources and ability to cure the prospects of an accelerated loan that's been called due, you are walking in thin ice.

Cure any issues that may cause residual damages ie. throwing out all the rotting food and discuss with the tenant when they plan on moving out or getting things back on track.So I'm curious is this tenant current on their rent?

Push comes to shove, I'd say the neighbor won't have any claim sine he built it, the court can order his performance to cure the matter, but he could still be compensated.
