This will mean if the owners does not have a web presence then you can't find their contact info. 

I was thinking that I would like to find someone locally who is further down the path on real estate investing than I am who needs my graphic design/publicity/web/networking skills/property management and etc. so that I can watch deals from conception to implementation.

There is also the wholesale marketplace.The web/online marketing person in me would love to develop a crowdfunding or classifieds website just for local (Denver only) investment property listings.

I'm sure the day this guys knees give out on him as he is trying to crawl under a house, he will reconsider the practicality of giving out discounts and no 401k or Cadillac medical plan.

At least get the mortgage account web login setup so you can check that its being paid.- OR get seller to agree to YOU paying the bank, setup auto-pay.- The seller can sell the house to someone else right from underneath you.  

Use the analysis tools here in the community or there are other real estate investment calculators on the web.
