I'd recommend looking at costs. your build cost is going to be well over other homes because of the fixed costs like slab, Hvac, roof, etc. check the market drivers and weight the benefits of short term versus long term. long term is no furniture and help pays mortgage but at this size it doesn't really cover everything. we didn't find a lot of economies of scale in single family detached. can you build more than one unit?

@Chris Seveney that's solid advice thank you for that I don't want to as they say "bite off more than I can chew" but at the same time I know I'm new, so I have to have more head room for stuff I didn't account for initially, but I will move on to the next.

In fact, I would want to go even lower because there's a very good chance some damage is hidden and costs will run higher than anticipated.If you aren't experienced, I recommend you just buy the good apple.
