I like the idea of a newer 4plex but they just don’t exist in my market.

Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?

Alternatively, platforms like Twilio provide excellent customization but might require more technical setup for Podio.

There are lenders that will do 0% origination, but fees and rates are like two levers that usually have an inverse relationship.

At least with Whole notes worse case is you own the asset so just have to make sure you like the assets being used as collateral.
