Challenges?

It can be challenging to collaborate with out-of-state buyers on fix-and-flip projects unless they are experienced and have a solid team of contractors.

Probably the biggest challenges I see are housekeeping and if you need PM, that could be a challenge.

There are other avenues to review but I agree past rental history is important (disclosure I have 15+ doors right now)If you feel bad for them then rent to them.My point is its corporate america and you are blaming the wrong person - you are blaming the corporation but you should be blaming the politicians who create an environment that is tenant friendly and sue happy. 

My next challenge is finding and partial buyer who will do it without taking over the entire note. 

It seems 5 people can get along, but 6 is a challenge. 

I am self-employed so it was a challenge just to get a loan in general, not being a traditional W-2, but that was finally overcome.

There are advisors out there who specialize in working with real estate investors and understand the unique challenges and opportunities in this space.

Meetups are the best for meeting people of all trades in Real Estate and it’s a safe environment.
