The as-build from architectural plans normally would not call out the type of Appliances/countertop/ backsplash/ tile/vanity.

I learned how to do HVAC, roofing, pluming, tile laying, laminate flooring, concrete counter-tops, drywall, texturing walls and ceiling, fixing foundations, trim, electrical, framing, and so much about the process of buying a property.

Paint the cabinets, inexpensive granite or quartz countertop, tile backsplash (if the budget works), matching handles and light fixtures (I like brushed nickel). 

we use LVT in our rentals as well. its not as cold as tile up here in COS.

Also found out that there were roof deterioration, brick damage on the outside of the home and tile floor damage in a bathroom.

I recently just finished a flip and a few larger remodels (we own a tile and flooring company) and have the money for another if not two properties.

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.

Have the GC tell you what time frame he can complete the project in, and then draw up your own schedule showing the milestone completion dates (demo,plumbing rough in, cover up inspection, flooring, tile, top out..etc...)
