I am 24 y/o and live in Fairfield County, CT looking to buy my first property...likely house hacking a multi-family.

The core problem is marketing.Marketing 101: Target the right audience with the right message.Here’s the truth: it doesn’t matter how much ketchup you put on a baby-cow burger—vegans won’t buy it.

And it makes sense that you don't need so many baths, but I liked the thought of building it out like that because I think long-term, there is still value in it if someone wants to buy it and do full coliving or sober living would be ideal.I definitely don't regret having done it that way, but for someone starting out when money is tighter, it's not necessary.

I'm focusing on buying and selling mortgage notes. 

I currently don’t own any properties but I hope to buy a duplex in the coming months.

I have little confidence in turnkey providers, deals are already hard to come by, if they take another 20% cut before.. much better to buy a property from an owner that is in good condition.

Philly has a ton of opportunity, but since you are new to the area, I would suggest waiting six months before you buy anything there so you can really understand the block construction of the area.
