Account Closed said in the most recent podcast episode, BRRR is investing with training wheels because I'm not leaving my money in the deal so regardless of what the market does my quality tenants I've found (by leveraging my brothers knowledge of the local demographics) will ultimately be helping me build equity and get some cashflow and good experience at the same time.

I have a lender that would do 15%, DM brother.

I’m hoping we can sell our interests, so this partial ownership doesn’t end up in her estate, and then my brother and I have to deal with it at an arbitrary time.She’s very concerned about the tax liability of selling her share, and wants to 1031 exchange when exiting the partnership.

This is for any loan on anything, though it seems that everyone and their brother gets a usury exemption including banks, credit card companies, and even pawnbrokers.

thinking about possibly looking around the orlando area due to my brother living there and going into this with me.

Purchased a villa near Tampa ~3 years ago in a good town with good schools and trying to decide if it’s time to sell or rerent... it’s an out state rental near my brother and my PM is good and tenants have been good so far but tenant just moved out.
