As far as disclosures, just get in the practice of adding “one or more parties to this transaction is a licensed real estate professional” to all of your contracts, where you are acting as a principal and not (just) a broker/agent.

I’m from Louisville and my wife’s family operates a brokerage down in Miami.

What do I need to look out for when becoming a realtor with a brokerage?

Most are also licensed real estate brokerages so they have all the proper licensing, liability coverage, E&O insurance as well as remedy through the State’s oversight board.

I chose to work with the brokerage I am with because I work with a team that understands investing.

There is nothing stopping you from wholesaling without a license.In my opinion: if you do not plan to join a brokerage and use your license, it may not be worth it.
