If you are going to do a BRRRR there is a lot to learn just doing one of those and after that maybe you can make a modestly bigger plan based on your experience there.

One block can perform very well, and another block will destroy you.Before you invest, I recommend you locate a quality PM that can help you narrow down markets, determine which rentals perform best, cross-check sales prices and rent rates, and take over management right away.The biggest mistake you could make is to get talked into buying in the wrong neighborhood and then learning that the good managers won't touch it. 

I don’t get why people would pay for an education when you could get it for free on bigger pockets. 

I am new to bigger pockets, I am a licensed plumber in Northern California I would like to start obtaining rental properties

He has great Sub connections too as he has flipped several properties in the market.Comparable financing is everywhere, it's not anyone's road block if you are ready and by ready I mean you have decent credit and 50k.
