For sure, I know most helocs are adjustable but they also have a cap too, so if the cap is around the same as the heloan to me it seems like a no brainer in favor of the heloc.

Again, this is risky for the buyer, but may give your offer an advantage to the seller over an all cash offer if that all cash offer has contingencies on inspections and things like that since it gives the buyer a way to back out.For me I would not do this unless I was certain I wanted the property, and certain I would get financing because if for some reason that falls through then the seller would be able to keep your earnest money....not sure if that varies by state so you would need to speak to your local realtor about the risks of making a no contigency offer.Hope that helps.Mike

Pre-paid rent like that is a red flag and a no-go for us.

The 5,000 grant is a no brainer, but what is it even worth considering the 10,000 grant if it means making that home a primary residence for 5years? 

The final unit to sign - the lower apartment in the duplex - had a no-pet policy, which the tenant signed. 

Its too practical and unattractive for the mayor photo opp so its a no go today.  

They sometimes will tell us of something they see such as pets, knowing we have a No Pets policy.
