What's the basement situation?

I look at the tenant's financial situation (income security) as a very important part of the property analysis. 

We have 2 ways of handling these situations:1.

I am not going to say there is a best lending model, but brokers legally can not be paid as much as IMB's, and I tend to be cheaper in more situation than not when comparing a loan estimate from an actual lender. 

I don't know your market well at all (I am in Colorado) but even a couple hundred extra a month from an additional LTR in the basement could make this worth it to hold on to given the situation you're in.

I've seen situations where landlords will literally tell you anything you want to hear in order to get that resident out of their property.
