If you can pay several thousand per month, it will be paid off in 4-5 months, and you will prove to yourself that you can get by with very little residual income.The FHA 203K is a great loan, and it allows you to buy your first home with a great rate, low down, and buy a home that needs work.

5 year goals - Acquire 10 units with positive cash flow.10 year goals - Have enough residual income to choose to work or not to work. 

My goal is to create enough cashflow, residual income, and stability to be able to retire my husband completely when he retires from the Marine Corps in a few years.  

I believe some of the residual smell was coming from the stair seams not being caulked up yet AND we discovered there was another big spot at the hallway near the stairs that were stained .

You'll need to look at residual values at the end to establish an economic benefit approach......I'm sure WalGreens is on top of this.
