There are several different meetups here in the Orlando area that you could start attending.

If you sign up and never attend any of the classes/discussions, then you won't gain value.

Get a solid understanding of the business via going to local REIA's, signing up for free webinars and attending events4.

Local Real Estate Networking: Attend networking events in the Phoenix region and make connections with other real estate investors.

I would also recommend attending some local meet ups and talking to seasoned investors / agents (investment friendly/focused specifically) since they're the crowd you'd like to learn from.

Look for meetups in your area here on BP, Meetup.com, or FB Groups, attend free webinars, start reading as much as possible on any and all topics related to investing and real estate.

I'd make the trip to attend an in-person meetup.

@Danny Van you can also attend Oakland REIA and MREI, both held monthly in Troy.Regarding what to do, first you'll need to call the City and get their rental application to fill out, pay the fee, submit and schedule the inspection.It's mostly a health & safety inspection: smoke detectors, a CO detector near furnace, handrails, GFCI's. etc.WARNING: Warren doesn't really like landlords, so they can be picky about previous work done without permits - even if it was done before you bought the property!
