Once you have the form contract you can use it over and over and just swap out the deal specifics.

I usually don’t even save them when I swap them out .

Third party managers IMO are the best because they can approach it like a business, and if they need to be swapped out can be done relatively painlessly.

Have you thought about swapping out the heater for a natural gas or electric furnace?
