Good Morning BP members,I'm looking at setting up an LLC for property I'm purchasing.

I made a soft pass and forgot about the lead.

No one minds hearing people partying on the deck and having an awesome time, but  not if it goes on till two in the morning!

Title says it all... this is in my personal residence but I’ve found BP to be a more credible source for answers than searching the web.After 2 or 3 showers the water gets cool/lukewarm, not freezing and will stay that way, can usually get away with a shower in the morning and one at night without problems but if it’s the kids in the tub and a shower that pretty much uses it up.Typical usage, nothing too long, any help?

Good morning fellow BPers: I’ll get right down to it.I’m at the tail end of my first 1031 deal (hurray).Sold a property in Los Angeles and was able to buy three townhomes in, yup you guessed it, Eastern North Carolina.I closed on the first property two days ago, with no mortgage.

This morning I’d gone over to the property to meet a contractor to follow up on some repairs cited in a recent Sec. 8 inspection.
