We have about a million budget and are trying to decide between getting a tri or quadplex close to home for long term rentals and continue to self manage or invest in a short term vacation property up in the TN or NC mountains near a city with plenty of tourism (Gatlinburg, Asheville, etc.) what would you do and why??

Charlotte, Miami, Raleigh being the largest inbound migration areas. 68% of local residents look to buy again in Asheville.

Tourism has been a major economic driver in that part of The Netherlands so I think that will a good alternative.

It was prioritizing inbound calls over outbound calls so our VAs weren't able to get as many dials in per day.

The 1% fee on your rental income, paid monthly, goes to the local TDC to promote tourism in the area. 

However there are bad neighbors, especially if you are going to be renting it out .... a forewarning the locals and the ALA (committee responsible for the Lake) hate tourism.

Spending money on such a niche market doesn't make sense when you can so easily do a traditional STR, esp in San Fran where tourism is high

The combination of Space X, Blue Origin , NASA, Patrick Space Force Base, a new Space Center being built, AND tourism lead me to believe we will continue to grow.

The Bartlett/Conway area is and most likely will continue to see growth as the region continues to become a year-round tourism hub. 

Finding labor in winter should be very easy given most people in that area have a job related to tourism in summer and then odd jobs like snowplowing in winter.
