very realistic. creative financing can get you that firat buy and hold quicker then your year timeline for sure. as for a home for residency many will suggest that you find a duplex and live in one of the units and rent the other out to pay the mortgage. this also negates the need for a property manager since you live in the same building as your tenant. its a excellent way to be able to save for another investment property then build a empire from there.

I've done a good deal of research on Las Vegas, Memphis, Nashville, Atlanta, Dallas, Bakersfield, Fresno, Riverside, Inland Empire and I haven't seen anything very appealing on the MLS or from turkey companies.
