I buy big box stores when on sale, if I can wait for the sale.

Spent about $500 getting them up and running (needed new key boxes, and the price per load increased to $2).

That meant going from 100 amp service to 400 amp service from the street, and replacing all the boxes in the basement from fuse boxes to circuit breakers.

Kind of running in circles on this dilemma and would love to get your opinion on this.When using @Michael Blank 's calculator (which is a state of the art weapon) i see the "deposit to replacement reserve" line item in the EXPENSES box, but there is no CAPEX line item.

I'm also in contact with the builder.I looked at this new construction of which they are small box's built as cheap as humanly possible on lots that are basically given away.5 years from now when they are used and abused rentals they will revert to the mean price point.. be worth 35 to 50k.. so who ever is buying these will lose 50% or so of the value.. no way they will maintain those values in those neighborhoods.
