Obviously on a long-term rental the tenant would be responsible for all the utilities lawn care and would be much less management intensive as I would have one person in there for the entire one or two years.  

What about snow removal and lawn maintenance?

Tenant pays all utilities & I would do lawn care myself.

A 200 acre park is being developed that will include a multipurpose pavilion for music and performing arts, 3 miles of trails, a great lawn, a fishing pier, pavilions, multipurpose practice fields, a cricket field, wildflower meadows, 400 parking spaces and other amenities on 64 acres.

The house next to it though is an empty mobile home--  though the owner mows the lawn so the lawn is maintained.  

And if the seller artificially inflates the price to accommodate the improvements then they have a huge gain issue. 

You are also the one that has to cover the utilities included wifi and lawn maintenance.

I'd get notices from the city about the lawn not being mowed, or it would take weeks for them to get back to me. 4) Quality - This is a tough one.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
