Update: I decided I will pay a $500-750 or so to do an initial hydro-jetting of the system. 

If you were me and just needed to get started and get my feet wet, what would you do? I

Consider starting small by house hacking a single-family home, renting out rooms, or adding an ADU if possible.

It can take 3-6 months to start seeing visible growth in organic traffic if all the things mentioned above are taken care of.

Let's say I want too go out and network where would I find investors and lender's that can help with the first down payment on a property and is there any events that has REI and CREI.

I am finally at my two year mark not being W2 so if I can skip past DSCR loans and the such that would be much preferred as I dont want to pay the fees if I don't have to as I am trying to get some money I put into each unit to renovate back out of it. 

I got to the point where I hated switching back and forth.

I am planning on doing a flip or a build in Phoenix in the next one to two years.
