I try to scream that to people all the time, but you know there will always be plenty who just want that 'return'.

If you found a screaming deal, it might be possible to use hard money and a refi and get enough cash to do the deal and have a small reserve fund.

It has fresh paint (but it is stark white throughout), and new carpet everywhere except kitchen and baths (Investor does tile throughout normally), and appears to have original fixtures, appliances and just screams drab.  

But you'd be mostly insulated from mundane and untimely problems screaming for your attention.Be prepared to accept that the PM would not do everything perfectly or to your liking.

Many rental i've come across list things like "no pets, visitors must be approved with landlord etc" and don't have backyards or anything of the sort.

Costs just go up dramatically the farther you go up the coast so frankly I’m not sure why everyone is screaming about San Diego.
