" One with accessory unit "But the appraiser that I just had come out to do an appraisal on it , is saying that it is a ..... 2 unit property AND .... that because of this, he can't find any comparables ( since there are no 2 unit properties ) anywhere in the areaSo this got me wondering if they could write it down / log it in , using either a  single family ( 1004 ) appraisal form  or  if they just won't come off of it as being a 2-unit, then they could use a  multi-family ( 1025 ) appraisal form ?

I stated in the lease: no candles, no smoking/vaping of any product inside the property, immediately mop up any spills or standing water, no non-operating vehicles, items they can store in the garage (bicycle is okay), no illegal drug use (I have to state the obvious) and "if any part of this lease is deemed invalid, it does not invalidate the other parts of the lease."

An accessory dwelling unit is "accessory" to a main dwelling.  

And the proposed plan below will start the middle of June.Cap STR registration certificates town-wide at the 1255.Phase out STRs in both multi-family units and Accessory Dwelling Units.

I want to get permits to turn the added units into an ADU (accessory dwelling unit).

On SF-3 we're limited to 2 dwelling units per lot.There are two main ways that we get 2 dwelling units on a lot - a duplex or a house with an Accessory Unit (garage apartment, granny flat, etc).

It is a 3/2 upstairs and a first floor accessory unit that is a 2/1.

@Steve R.It sounds like you have a SFR with an accessory apartment in the basement (as opposed to a duplex).
